Dos and Don'ts of Commercial Property Drainage

Commercial drainage systems are a critical tool for redirecting rainfall and water away from buildings and other properties. Proper drainage maintenance is essential to keep these systems functioning optimally and prevent water damage and potential legal liabilities for business owners. 

Here are some key guidelines to keep in mind when it comes to maintaining your commercial property’s drainage system:

 

Do:

  • Regularly check downspouts for clogs and debris
  • Install a gutter guard system to catch leaves, pine needles, or other materials that can cause drainage issues
  • Check the slope of walkways and driveways to ensure proper runoff
  • Clean gutters regularly to avoid the buildup of organic material that may block water flow
  • Check drainage pipes for blockages or breaks and repair them as soon as possible

 

Don't: 

  • Neglect regular drainage maintenance
  • Ignore potential warning signs of a drainage issue, such as water pooling around foundation walls or basements flooding after heavy rains
  • Overload downspouts with too much debris
  • Allow landscaping or other materials to block drainage paths
  • Allow roof runoff to drain into the ground without a proper collection system in place 


What Types of Commercial Drainage Systems Are There?


There are a variety of commercial drainage systems available, including: 


  • Surface drains - These are typically found in parking lots and garages. They act as a catch basin for stormwater runoff that can then be directed away from the property.
  • Subsurface drains - This type of system directs water away from buildings and other areas where flooding may cause damage.
  • Curtain drains - These are long, shallow trenches dug along a property line to help redirect water away from the building or structure.
  • Retention basins - A retention basin is a large pit that collects stormwater and allows it to slowly filter into the ground rather than running off the property.


Roof drainage systems for commercial properties include: 


  • Gutters and downspouts - This system collects water from the roof and directs it away from the building. It is important to keep these systems clean and unclogged in order to prevent overflow.
  • Internal drains - This system captures rainwater from the roof and sends it to an internal drainage system within the building.
